A legal dispute between reality television siblings has emerged in court documents, revealing that Kyle Richards filed an eviction lawsuit against her sister Kim Richards in early 2025. The case, which was reported by TMZ on Saturday, April 11, 2026, centers on a two-bedroom condominium in Encino, California.

According to court documents obtained by TMZ, Kyle Richards, 57, named Kim Richards, 61, in a January 2025 lawsuit requesting that the court evict Kim from the Encino property. The filing indicates that Kim had been residing in the condominium for several years before Kyle requested her departure.

The legal documents reveal that Kyle first asked Kim to vacate the property in late 2024. When Kim allegedly failed to respond to the lawsuit, a default judgment was entered in March 2025, requiring Kim to surrender possession of the property. Court documents obtained by TMZ in June 2026 indicate that the Los Angeles County Sheriff's Office attempted to serve Kim with the judgment, but she had allegedly already moved out before service could be completed.

Neither Kyle nor Kim have publicly addressed the legal matter. Representatives for both reality television personalities have not responded to requests for comment from Us Weekly.

The Richards sisters share a complicated history in the public eye. Kim starred alongside Kyle on The Real Housewives of Beverly Hills for the first five seasons of the Bravo series, later making guest appearances throughout subsequent years. Kyle has remained a central cast member, while their sister Kathy Hilton now appears in a friend-of role on the program.

Since departing from the franchise, Kim has faced significant personal challenges. In September 2024, reports emerged that Kim was placed on a 5150 psychiatric hold at a local hospital over allegedly incoherent behavior. Under California law, a 5150 psychiatric hold permits the involuntary, 72-hour detention of an individual for a mandatory mental health evaluation when the person is deemed a danger to themselves or others.

Following that incident, Kyle offered to care for her sister upon release. Kim has also struggled with substance abuse issues over the years, adding complexity to the family dynamic.

Kathy Hilton, 67, provided an update on Kim's condition in an exclusive statement to Us Weekly, saying, "Kim and I have never had issues or anything. She is going through a tough time and she's doing better now."

During the RHOBH season 14 reunion, Kyle and Kathy offered another update on their sister. Kathy told host Andy Cohen during the April 2025 reunion, "She's spending time [in Florida]. She's doing better." Kyle added that Kim was "doing better than the last time" she was in the news.

Kim has not publicly addressed any of her reported struggles and has largely stepped back from the spotlight. Her most recent public appearance was on a 2023 episode of RHOBH, during which she spoke about family relationships. "I do believe — I'm going to get emotional — life is just too short to fight," Kim told Kyle about her then-feud with Kathy. "It just is not worth it. It bothers me. I want you guys to fix it somehow. [Life] can be so short."

Kyle and Kathy eventually mended their relationship later that year, though the recent legal filing suggests ongoing complications within the family structure. The eviction lawsuit represents a significant development in the Richards family saga, which has played out both on and off camera for more than a decade.
